Heritage Ranch Marina / Boat Slip and Dock Rentals

Location: The Heritage Ranch Private Marina is located at the end of Heritage Road at the very west end of Heritage Ranch. The Marina is just beyond the campground area.

Beyond the Marina parking lot area and the boat launch ramp is the "Point."  During El Nino years, this area can be completely under water.  During years of less rain, this area is used for picnicking, passage to boat slips and additional vehicle/trailer parking.  

Amenities: A six (6) lane launch ramp, courtesy dock, paved parking lot, restrooms, laundry facilities, 80 leased boat slips, a rentable dock, 20 rentable boat slips and a seasonal mussel inspection station. The 80 leased boat slips currently have a waiting list through the HROA Member Services office, as no new slips are being added at this time and each lease agreement for the current slips is not transferable. 

Marina Area Rules:  1. Dogs must be on a leash at all times except when in the water.  2. Only vehicles with HROA decals may park in the Marina parking lot or on the Point. Guests may park in the dirt area just north of the campground/fish cleaning station. 3. For safety reasons, the Point is closed to vehicles between 10:00 p.m. and 6:00 a.m.

Launch Ramp at HROA Marina

The 6-lane launch ramp does a great deal of volume during holiday weekends and hot summers. All members may use the launch ramp free of charge as one of their many Heritage Ranch amenities. Due to very low water elevations in 2021, the number of launch lanes is reduced significantly and the number of guest vessels is limited.

Effective on April 10, 2021, a maximum of 15 guest boats may be sponsored by HROA members in good standing.  Launch ramp privileges are included and a fee is paid. An HROA mussel inspection is required.  Reservations may be made by submitting the Guest Vessel Registration Form available on the Boating and Camping Forms website. Up to a thirty (30) day pre-registration is encouraged to ensure entry.  Early registration also provides a discount off the normal guest boat launch fee.  

HROA Marina Parking

Parking at the HROA Marina is reserved for members only. All vehicles without a current HROA decal or placard are subject to a parking citation in order to allow members priority parking and to assist with vehicle and vessel security. Overflow parking is available in the dirt area just off the pavement north of the campground/fish cleaning station and near the intersection of Heritage and Loop Roads.  

Boat Slips to Lease

The 80-boat slips located at the HROA Marina are leased to current members through the Member Services Office. The current lease period is for January 1, 2020 through December 31, 2024. Lessees pay annually in January and turnover most often occurs at this time each year. The average waiting time for a slip to come available is approximately five (5) years, though some members on the list have waited longer. Note: Condominium residents have additional boat slips available only to their sub-association membership.

Members interested in leasing a boat slip should complete the Application for Lease of HROA Watercraft Slip and submit it to the Member Services Office with a request to be added to the waiting list.

Docks to Rent

PARTY DOCK B Reservations and A Replacement Update for Party Docks A

  • Party Dock B has had its current renovations completed and is available for the season*, starting the Memorial Weekend weekend.  We are selecting the rental of this amenity on a lottery basis, unless only one application is received by the lottery deadline for the selected week. 

  • The rental fee for this amenity is $250 for three (3) days with a $150 deposit. Additional days may be added at $75.00 per day for up to four (4) additional days.

  •  Lotteries for the Dock will be held throughout, the summer when multiple parties have simultaneously requested the rental of this amenity and for major holidays. The lottery will be held two weeks prior to the Reservation date.  For example, a rental for August 16-22, the lottery will be held on Tuesday, August 2nd. This is based on a based on a September 2019 Marina Committee decision.

  • Party Dock A has been removed from service. 

  • To apply to rent the Party Dock, please submit a completed rental form and use agreement, valid homeowner or umbrella insurance policy with a minimum of $500,000 in personal liability coverage, payment, and deposit to the HROA Office. The Party Dock may be reserved up to, but not more than, 30 days prior to the reservation date.

 

2024 Peak Season Boat Slip Lottery and Rentals

General Information 

Boat Slips may be reserved up to, but not more than, 30 days prior to the reservation date.

  • Boat Slip Peak Season Begins May 14, 2024 (Tuesday before Memorial Day) & ends Monday, September 30, 2024.
  • To reserve a weekly slip or to enter the lottery, you must complete the Boat Slip Rental Agreement and Use Permit forms as your submission. Completed forms, along with your deposit and proof of insurance, must all be received by no later than 4:30p.m. the day prior to lottery drawing.
  • Forms and insurance may be submitted via email to [email protected], by FAX to (805) 238-3430, as well as in person or in the afterhours drop box at the HROA Member Services Office.
  • All rentals during Peak Season will begin on a Tuesday at 10:00 a.m. & will end on Monday at 8 p.m.
  • Seventeen (17) of the twenty (20) rental slips will be available for each 4-week block lottery draw. Three (3) slips are retained year-round for weekly rentals.
  • The lottery drawings for a 4-week blocks will occur on Monday the week prior to the first week of the reservation.
  • Members or Tenants may only occupy or reserve one slip at any given time and a current HROA mussel inspection is required to be in the slips.  Monterey issues 1-day mussel slips only.

Important Notices

  • Due to low or high water conditions, the number of available slips is subject to change.
  • All Vessels using Heritage Ranch Marina amenities must have a current HROA mussel inspection. This is strictly enforced.
  • Mussel Inspections for resident vessels are available through the Heritage Ranch Mussel Inspection Program.
  • The Mussel Inspection Kiosk at the HROA Marina is expected to be open on Peak Season weekends until the ramp closes. Contact the HROA for hours to receive a non-program inspection.
  • Lake Nacimiento Day Use permits are required by Monterey County. A QR code is available at the Main Gate on Gateway Drive and at the HROA Marina near the Mussel Inspection Kiosk. Rates

  • Forms of payment: Cash, two (2) Checks, or two (2) EFT Forms. NO CREDIT/DEBIT CARDS.
  • Weekly: $75.00 per week; reservations are from Tuesday through Monday of any given week. 
  • Monthly:  Assigned by lottery; $250 per 4-week period
  • Entire Off Season: Assigned by lottery; $500.00 for the season which begins the first Tuesday of the boating off-season and ends the Tuesday before Memorial Day weekend.
  • Refundable $150.00 Cleaning/Damage Deposit is required for all rentals
  • A Homeowners/Umbrella policy reflecting a minimum of $500,000 in personal liability is also required. Boater's insurance is not accepted.
